GTA Real Estate Market Report – July 2026
Why Are More Home Buyers Entering the Toronto and Hamilton Markets?
More buyers are making their move because affordability has improved, confidence is returning, and the number of homes for sale is beginning to decline. While buyers still have negotiating power in many neighbourhoods across Toronto, Hamilton, and the Greater Toronto Area (GTA), increased competition for well-priced homes suggests the market is becoming more balanced.
After weeks of record-breaking heat, it's the housing market—not just the weather—that's gaining momentum.
In June, the GTA housing market continued to strengthen. Home sales increased 9.4% year over year to 6,770, while new listings declined 12.9% to 17,282. The average home price reached $1,058,658. Although prices remain 3.9% lower than a year ago, recent trends point to a market that is stabilizing rather than declining.
Is Now a Good Time to Buy a Home in Toronto or Hamilton?
For many buyers, the answer is yes.
After months of monitoring interest rates and economic uncertainty, more buyers are deciding that waiting for the "perfect" market may no longer be the best strategy. Today's market continues to offer more choice than we saw during the pandemic, but inventory is beginning to tighten as fewer new listings come to market.
That means buyers can still negotiate in many areas, especially on homes that have been on the market longer. However, desirable properties that are priced correctly are increasingly attracting multiple interested buyers.
What This Means for Buyers
If you're planning to buy a home in Toronto, Hamilton, or anywhere in the GTA, the current market offers a unique combination of opportunity and stability. Prices have remained relatively steady, competition is returning gradually rather than rapidly, and buyers still have leverage that may become less common if inventory continues to decline.
Working with a local REALTOR® who understands neighbourhood trends, pricing strategies, and current market conditions can help you identify opportunities before competition increases further.
